Rental Conditions
1. Leases and keys
The agreement is binding when the landlord has confirmed the booking and the tenant has paid the agreed down payment within the agreed time.
2. Payment
2.1 50% of the rental amount must be paid at the time of booking (down payment). This payment is made as soon as the landlord has confirmed the booking.
2.2 The remaining 50% is due to be paid no later than 30 days before the check-in date (final payment).
2.3 If the booking is done less than 30 days before arrival, the full rental amount is paid immediately.
2.4 The rental amount includes bed linen and towels as follows:
Bed linen
Shower towel
Small towel
Bathroom rug
Beach towel not included.
2.5 Cleaning fee is mandatory, 1500 SEK, to be paid at the same time as the final payment.
2.6 Any additional services ordered by the tenant must be added to the agreement in advance and paid in full, together with the reservation.
3. Deposit
Deposit is charged at each booking. The amount is SEK 5,000 and is paid at the same time as the final payment. The landlord guarantees the amount and undertakes to return the deposit within three banking days after the check-out date, unless the tenant (example without being exhaustive):
• caused extensive damage to the apartment so that renovation is required
• destroyed inventories such as TVs, machines, glass doors, etc. so that these need to be replaced
• lost keys that need to be replaced
4. Cancellation
4.1 If full payment and deposit has not been received according to the above schedule, this will be considered a cancellation, and the apartment will be offered to other stakeholders.
4.2 If cancellation occurs more than 30 days before the check-in date, the down payment is included.
4.3 If cancellation occurs later than 30 days before check-in date, no part of the rental amount will be refunded.
5. Terms
The landlord cannot be held responsible for the restaurant, or other facilities are closed. Nor is there a pandemic, accidents, thefts, power outages, noise, insects, etc. that are beyond the landlord's control.
Commitments by the landlord must be included in the booking confirmation in order to be invoked. The landlord disclaims from the obligation to fulfill his part of the agreement and from the obligation to pay damages if the landlord's obligations cannot be fulfilled at all or only at an abnormally high cost due to
• war or riot
• pandemic
• work stoppage, blockade, fire, water damage, explosion
• intervention by a public authority
• another obstacle beyond the landlord's control.
In the event that the landlord has to withdraw from the agreement, the landlord must notify the tenant as soon as possible and act promptly to offer an object that is of equivalent or of higher quality, with the exception of the situations stated above. If the tenant accepts a worse compensation alternative, he is entitled to reasonable compensation for the price difference. If the tenant waives the right to a replacement object or such an object cannot be offered, the landlord must repay the rental amount without delay. Thereafter, the parties have no obligations to each other.
The tenant is not entitled to receive a reduction of rent for time during which the landlord has work carried out for the usual maintenance of the rental object or the property. However, the work must be carried out without undue delay.
During the rental period, the tenant undertakes to take good care of the rental object and what belongs to it, and when using it, observe everything that is required to maintain health, order and good condition within the property. In the event of damage to the apartment and movable property, the tenant must compensate the damage in full. The landlord is primarily to receive compensation from the deposit, but in the event that this is not sufficient, the tenant is obliged to pay the full amount.
The tenant commits
• to carefully follow the rules of order that apply to the rental object, and not to disturb public order or neighbors.
• to be responsible for costs in connection with any damage to the rental object and its equipment.
• to immediately report any damage to the landlord.
• not to lease the rental object to another without the landlord's special written permission.
• not to allow more than the maximum number of beds to spend the night in the rental object without the landlord's special written permission.
• not to keep pets in the rental object without the landlord's special written permission.
• to allow the landlord's site representative / cleaning staff access to the rental object during the rental period for review.
Smoking is not allowed.
6. Cleaning
6. 1 It is the tenant's responsibility to take good care of and clean the apartment during the rental period.
6.2 It is the tenant's responsibility to dispose of rubbish, fresh food before departure.
6.3 Final cleaning of the apartment, as well as washing of linen, is executed by a professional cleaning company. These services are not negotiable, and a additional fee of 1500 SEK will be charged.
6.4 Extra cleaning during the rental period can be ordered as an additional service. This is booked in advance so that the landlord can guarantee the possibility. When booking during the stay, this is done subject to access to cleaning staff.
7. Apartment equipment
The apartment is rented fully furnished and has a fully equipped kitchen and bathroom. The landlord is not responsible for the guests' belongings during the stay, so make sure you have a valid insurance (normally included in your home insurance).
8. Return of the key
8.1 It is the tenant's responsibility to return the key within 3 days after the end of the rental period.
8. 2 Costs in connection with lost key will be charged to the tenant.
9. Complaints, discrepancies and applicable law etc.
9.1 If any faults or discrepancies are found in the rental property, the tenant must report these to the landlord immediately.
9.2 The landlord shall inform the tenant of any discrepancies before arrival.
9.3 Swedish law is applicable between the parties, and any disagreements shall be settled by the domicile court of the landlord.
